Is my money secured? Yes. Your investment is secured by a first-position lien on the property, along with a promissory note. That means your money is backed by real estate — a tangible asset — and you’ll have legal protection if anything were to go wrong. I’ve never defaulted and take every step to protect my lenders' capital.
How do you find your deals? I source off-market and undervalued properties through direct marketing, local agent relationships, and industry connections. I focus on projects where I can add significant value — whether it’s through new builds, renovations, or creative structuring. Â
What happens if a project goes over budget? I build in contingency buffers on every project and actively manage the budget to prevent surprises. If costs rise unexpectedly, I have the reserves and access to capital to keep the project moving and I always use at least 10% of my own capital — your principal and return remain top priority. I treat every dollar like it's my own.
